Current property prices in Croatia
According to the latest data Eurostat ranked Croatia among the countries with the highest year-on-year house price growth in the entire European Union in the third quarter of 2024 – specifically, 12.3% compared to the same period in 2023.
Of the 26 EU Member States for which data was available, prices fell in only four countries: France (-3.5%), Finland (-2.8%), Luxembourg (-1.7%) and Germany (-1.1%). Bulgaria (16.5%), Poland (14.4%), Hungary (13.4%), Croatia (12.3%) and the Netherlands (10.3%) recorded the highest growth.
According to Croatian Statistical Office (DZS), property prices in coastal areas rose by as much as 15.9% year-on-year, with a quarterly increase of 3.4%. Prices of existing properties were even higher, with a year-on-year increase of 13.5%.
Most desirable locations
The most sought-after seaside destinations in Croatia include Dubrovnik, Split, Zadar, Rovinj, Opatija and the Makarska Riviera. In these areas, the average price per square metre is around EUR 5,000, and even more in some lucrative locations.
The high demand comes mainly from foreign investors – mainly from Germany, Austria, Slovenia and the Czech Republic – who are buying property in Croatia for recreation or as a short-term rental investment.
